Don’t forget: a limited supply of starter essentials is provided, so bring extra groceries and supplies for a longer stay!

Important Information
Check-in and Check-out Procedures
- Check-in is after 4pm and check-out is by 10am.
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Entry information will be sent after electronic signing of the Rental Agreement Terms and Conditions and any Neighborhood Rules sent by the Host (property manager).
- Self check-in/check-out is available.
Policies and Rules
- No smoking inside the home.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- 4WD/AWD and/or chains recommended during winter (November–March) for all homes. Travelers visiting during winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Pet Policy
- This home is pet friendly. Pet rent is $25+tax per dog per night. Mature, well-trained dogs only. Pets other than dogs are not permitted.
Fees and Payments
- Firewood may be purchased at the time of booking or with a week's notice. You receive two wrapped, kiln-dried bundles and a fire starter for $25 plus tax per night.
- All bookings are subject to a $50 cancellation fee.
Cancellation Policy
- Bookings canceled 30+ days before arrival will receive a refund of the deposit.
- Bookings canceled between 15-29 days before arrival will receive a refund of half of the deposit.
- Bookings canceled within 14 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
- All bookings are subject to a $50 cancellation fee.
Parking Information
- 4WD or AWD vehicles are recommended November–April. Chains may be required during snow.
- Free parking is provided.
Utilities and Amenities Access
- All BRMR homes offer well-stocked kitchens with utensils needed to cook meals.
- A starter set of paper products is provided: a roll of toilet paper per bath, a couple garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two.
- Towels and linens are provided.
- Hair dryers, crock pots, and storage containers are not provided.
- High-speed internet, washing machine, dryer, dishwasher, toaster, stove, oven, climate control, hot tub, and patio are available.
Safety and Emergency Information
- Smoke alarm and carbon monoxide detector are provided.
- Do not leave food or trash outside as it could attract animals.
Other Critical Details
- All guests staying in homes that are in Little Bavaria are allowed to fish on the lake in the development. Because that lake is in a private community, a fishing license is not needed; however, it is catch and release only.
